Filters should be inspected monthly and replaced at the first sign of dirt load.
2. Checking the thermostat to ensure it is working and properly calibrated to keep you comfortable and save energy.
3. Tightening of all electrical connections and measuring motor voltage and current. High voltage imbalances can cause overheating and intermittent shutdown of motor controllers. Loose electrical connections are a safety concern and could cause potentially extensive repairs.
4. Lubrication of all moving components to prevent friction and overheating.
5. Checking and cleaning the condensate drain line. A clogged drain line can lead to water damage and affect humidity levels.

AC Maintenance Checklist
One of the first steps of an AC maintenance checklist is to check the condenser and evaporator coils. Since the condenser coil is exposed to unfiltered outdoor air it can suffer degradation due to dirt. Keep in mind the condenser coil does not affect the quality of indoor air, but a clean coil helps improve energy efficiency. An important step to also include is checking electrical connections, inspect wiring, contacts, capacitors, and relays. The refrigerant charge of the unit should also be checked, but not all companies include it in their base maintenance pricing. Too little or too much refrigerant will make your system work inefficiently not only increasing energy costs but reducing the lifespan of the system as well. Other components that will also be checked would be the outdoor disconnect box, the condenser fan motor, and blades.
Furnace Maintenance Checklist
During the furnace maintenance visit the blower motor and blower wheel housing will be checked for cleanliness. There are vital components of the air handling system. Dirty wheels can reduce airflow, lead to frozen coils, and a failed compressor reducing the lifespan of the system while also increasing energy costs. It is essential to clean and adjust these to keep the system running properly and efficiently. The fan, blower, ignition, and burner assembly should also be inspected and cleaned when necessary. The ductwork and return plenum should also be inspected to examine for any possible air leaks. Other components that will also be checked during furnace maintenance should be the bearings, pulleys, and belts. The bearings and motors should be lubricated. Loose belts should be inspected for fraying, cracking and proper tension. Bearings that are not lubricated can lead to a damaged blower wheel, shaft, and housing. The blower belts should be replaced annually and more if the HVAC system is operated extensively. If the system has an economizer it should also be inspected annually.
